Recent Trends in the Lettings Business
In 1990 approximately 4% of housing in the UK was privately rented, and by 1998 this figure had increased to 7%. This means that it almost doubled in 8 years. The same level of growth occurred in the following 10 years, reaching 13% in 2008.
According to the National Centre for Social Research on behalf of Communities and Local Government (CLG), in 2008 just over 1 in every 8 properties (13%) was privately rented. This is a 4% increase over 2005, a 12% rise since 2004 and a 22% rise compared to 2001.
The Rental Market Today
A recent report entitled Rental Britain published in Spring 2012 created jointly by Savills and Rightmove confirms that the trend towards Britons renting their homes continues. It states that the total value of our rental stock has risen by a massive 42% in the last 5 years, now topping £840 billion, with almost 1.5 million new rental households in the same period. The report predicts that by 2016 one in five households (20%) will be renting in the private sector.
The shift towards renting is increasing in large part due to deposit and mortgage problems by would be buyers, and this is unlikely to change with property prices holding up and increased caution by lenders.
It is reported that nearly 60% of the homes in UK's private sector are already managed by property letting agents, in an industry with an estimated worth of £10 billion.
The Future is Bright for The Lettings Industry
Recently published DOE figures estimate a need for an extra 4 million homes in the next 10 years, due to factors including a rising divorce rate, greater life expectancy, growth in single parent households, and continuing immigration, all swelling the demand for rented accommodation.
The Residential Landlords Association (RLA) recently concluded that the UK's private rental sector will continue to grow for the foreseeable future, with a) no change predicted in the difficulty in obtaining mortgages, and b) more people attracted to the flexibility and affordability of renting.
When you consider that in France 70% of housing is rented, and in Germany the figure is 50%, you can see that there is much room for growth in the UK, where we are more and more adopting European ways. Analysts predict that one in five Britons will rent a home by the end of 2016.
